Roadway Resurfacing to Begin

Work Completed Last Week, May 23rd to May 27th  
·         Competed excavation and installation of aggregate base course within new cul-de-sac at north end of Pine Street
·         Poured new concrete curb & gutter within new cul-de-sac
·         Installation and final grading of topsoil and installation of sod within areas disturbed during construction
·         Fence Repairs along East Lake Avenue
·         Trench paving along underground utility improvements
·         First layer of asphalt pavement within cul-de-sac

Work Anticipated to be completed Next Week, May 30th to June 3rd
·          Mill existing asphalt surface along Pine Street
·         Perform pavement patching as required along existing roadway following milling operation
·         Pave asphalt surface along entire roadway
·         Construction of earthen berm along East Lake Avenue
·         Replace guard rail at Pine Point and Church Street

Now that the sod restoration, trench paving, and first layer of asphalt within the new cul-de-sac is completed, the majority of the disturbed areas are restored. The trench paving and first layer of asphalt within the cul-de-sac will greatly reduce the amount of dust along the project site. The sod restoration re-establishes the existing landscape along most of the homes. The contractor will continue to water the sod until it is fully established.

Next week the primary focus will be on roadway resurfacing. The existing roadway will be milled off, leaving a layer of the existing roadway in-place. Any patching required within the existing asphalt roadway will be performed. If progress goes as anticipated, the new asphalt surface will be installed by the end of the week. We ask that residents do not park their cars along the street during working hours (7:00 AM to 5:00) to help facilitate construction. On-street parking will be allowed during non-working hours.

Thanks again for all your understanding regarding the parking restrictions. The project is nearing completion with only a few major items of construction remaining to be completed.

No work will be performed over the holiday weekend.

Cul-de-Sac Construction at North End of Pine Street On-Going

Work Completed Last Week, May 16th to May 20th  
·         Completed concrete curb & gutter removal and replacement at select locations, excluding new cul-de-sac area at north end of Pine Street
·         Installed new fire hydrant near East Lake Avenue
·         Rough graded landscape areas to be restored.
·         Asphalt driveway restorations
·         Excavate and remove existing roadway at the north end of the project
·         Excavate and install aggregate base course for new cul-de-sac and island on north end of Pine Street
·         Grading and clean-up with vacant properties on north end of Pine Street

Thank you to those residents who were without driveway access last week due to concrete curb & gutter replacement. Trench paving has been delayed in order to complete the topsoil and sod landscape restoration. The trench paving will be completed in conjunction with the roadway resurfacing portion of the project.

Concrete Curb & Gutter Replacement and Trench Paving to Begin Next Week

Work Completed Last Week, May 9th to 13th
·         Completed water service replacements
·         Made final connections to existing water main at Pine Point and Pine Court
·         Abandoned old fire hydrants and valves
·         Tree removal along East Lake Avenue
·         Started concrete curb & gutter removal

Work Anticipated to be completed Next Week, May 16th to 20th
·         Complete concrete curb & gutter removal
·         Pour new concrete curb & gutter – Monday, May 16th
·         Asphalt restoration of underground utility trenches
·         Install fire hydrant near East Lake Avenue
·         Replace guard rail at Pine Point and Church Street
·         Fence repair along East Lake Avenue
·         Grading and clean-up within vacant properties on north side of Pine Street.

The underground utility improvement phase of the project is nearly complete, with the exception of a few minor items. The roadway improvement phase has now began.

Concrete curb & gutter removal and replacement is being performed at select locations including areas damaged during construction, generally poor condition, or to improve drainage. During the roadway improvements phase, we ask that you do not park your cars along the street during working hours to facilitate the construction operations. If your driveway access will be restricted during the concrete replacement process, a letter has been delivered providing details regarding schedule and parking options.  If you received a general letter stating concrete curb & gutter replacement, your driveway access will not be restricted, but we continue to ask you not to park on the street during working hours.

The contractor will also begin excavating the stone trenches where the underground utility improvements were completed. This work is anticipated to begin on Tuesday, May 17th. Again, we request you do not park on the street during working hours. There may be a period of time when access is not allowed due to the trench being excavated in front of your driveway prior to the asphalt patch material being installed; however access will be provided each night. The contractor will notify you prior to excavating adjacent to driveways.

Once the contractor completes the concrete curb & gutter replacement and trench paving, the amount of dust along the street should be greatly reduced.

Landscape restoration with sod is anticipated to begin within the next 2 weeks, with hopes of being completed prior to Memorial Day weekend.

Underground Utility Improvements to be Completed

Work Completed Last Week, May 2nd to May 6th:
·         Connected to existing water main at intersection of Pine Street and Pine Point
·         Completed roadway patch and concrete work along East Lake Avenue
·         Sanitary sewer repairs
·         Received required approvals to place water main along Pine Street into service
·         Began water service replacements

Work Anticipated to be completed Next Week, May 9th to May 13th  
·         Complete water service replacements
·         Make final connections between new water main and existing water main
·         Install new fire hydrant near East Lake Avenue
·         Abandon old water main pipes, valves, and fire hydrants.
·         Begin concrete curb & gutter removal

Water service replacements will continue and be completed this week along Pine Street. Water services will be replaced from the new water main to the existing valve and box located in front of each home. During the water service replacement, water to individual homes will be shut-off for approximately 1 hour while the transition from the old service to the new service is made. The contractor will notify each resident individually regarding the approximate time and day of the water shut-off prior to turning off the water.

Near the middle of next week, the underground utility construction will be completed. The contractor will make the final connections between the new and old water mains and abandon the old water main. The next phase of construction is the roadway improvements. The contractor is anticipating to being concrete curb & gutter removals next week. Some driveways might be affected by this work. Should access to any resident’s driveway be restricted, they will be notified prior to the work being completed.

Once the concrete curb & gutter is replaced, the excavated trenches will be restored with an asphalt patch. Landscape restorations are anticipated to begin following asphalt trench patching and concrete curb & gutter replacement.
